Don't hesitate particularly if you plan on buying. The paperwork alone is mountainous these days. I highly recommend you get the process moving as quickly as possible beginning on Sunday.

Yes.

Our process continues to take more and more time. We were supposed to close on August 26th, but we are a minimum of three weeks away from this upcoming monday. :(

Our banker <should> have asked for our tax return. He didn't. Nothing in our tax return should prevent us from getting the home, but we have had at least a two week delay due to this oversight. :evil:

Your post just sent shudders down my spine, alabama24. These days it seems like they stack everything so close together on closings that it would be a major ordeal to miss either of our closings by even a day. We just yesterday had the owners of the home we are buying ask us to provide alternatives to them getting out on the date they agreed to on our lease-back. But that seems like a walk in the park compared to that tax return oversight.

jcmanson - I get the impression that inventory is low near Lynchburg so it must be a bit of a seller's market. The good news is that you only need to buy one house and not ten.

I remember when I bought a house, it took me over a month from contract to closing...but that was with the Veteran's Day and Thanksgiving Day holidays thrown in there.

Just got done building our house here in Raleigh (market is nuts) and we used Stifel Bank out of St.Louis and they were fantastic. Rates were better than anyone we could find in the country. You should still be able to get around 3.50-3.75 for a non FHA loan.

we just moved to Georgia from Richmond and were in a similar situation to you guys. It took about 6 weeks for our house to sell and then we had to find a place to live. I flew down to GA to look for houses alone off a list my wife provided of course (I'm not THAT dumb). We decided to rent but for 2 weeks we couldn't find 1 rental that was even available. It was because Pinewood Movie Studios is down here and all the workers are taking up the rentals. So we ended up looking at one of the houses on the original list again and bought it. Opened and closed a loan in 21 days! Our buyers closed on their house Aug 10, Closed on our house Aug 11 and we closed on our house in GA Aug 12! We had the best movers. Those guys treated my stuff better than I would have if I moved it myself. They cocooned everything we owned in soft cushions and they delivered on my time table right on time. It was very expensive but worth every penny.

Glad to be in ATL but I am having trouble grasping the fact that my kids are going to be (gulp) Southerners. VA was bad enough but at least I could get them to Philly on a moments notice and get some Northern influence in them. I'll have to send them up there in the summers to get a taste of Northern living at least :D
