Everything is being build on the Campbell County side of Lynchburg. Add to that the closer proximity to Smith Mountain Lake and Roanoke, and that's why Campbell County, Bedford County, and Forest is where all of the growth is.

In Texas, you don't pay for appraisal. The county of residence provides one for the title and mortgage companies. You guys need to understand your systems of governmental operations in Virginia & the Carolinas are not up to par. :wink:

And quite frankly, I don't care who pays, I just know every time someone buys, sells, or refinances a home, or it gets foreclosed on, and appraisal happens, and someone pays for it.

You can get an appraisal if you want to get a loan that exceed appraisal listings. But I tend to buy undervalued properties where that is not an issue. I'm not big on heavy debt loads.

Do you not pay taxes? You're not only paying for your own appraisal, you're paying for everyone else's as well.

i really am not worried about the taxes, anything is better than what my parents pay here in chicago where the average for the city i live in is $11,000 a year. Im looking to slowly fix up a house over the next several years, im looking at houses under 100,000 right now and none of the taxes on them seem to be that bad. I hadnt checked out appomattox county , or anywhere but the city really, but I will be taking a look now.

Point well taken. But the burden is shared and I'm not scratching any extra checks. And since the tax burden in Texas is ridiculously low in comparison to most states I can live with it.

Seriously, looking outside of the city is the way to go.

The taxes in Bedford County have gone through the roof in the past few years (mostly due to the growth by SML). I have a friend who built his house on some land up towards Big Island (thanks to the paper mill, that place is NOT an attractive place to get into the real estate market...) but his taxes have gone up so much on his property over the past few years that he is thinking about possibly having to sell his house b/c the taxes are so high. (and NO his house isn't huge - two story, 3 Bed, 2 bath - maybe 1600 sq. ft.)

Bedford County is definitely NOT the place you want to have to deal with taxes at.

You're right about the Bedford County taxes. However, right now, Bedford County is more appealing than Lynchburg right now.

Well having lived in Fairfax County, Loudoun County and Lynchburg, I can tell you that the taxes in Lynchburg are not that bad. When I lived in Fairfax it was one of the richest and fastest growning counties in America (early 90's). The same applied to Loudoun VA when we lived there in the early 2000's. I believe the last year we were there we paid several thousands in taxes because we had to pay Leesburg city and Loudoun county. Moving to Lynchburg was like a dream! If I were to move back to Lynchburg, I would consider east of Lynchburg.

Concord is a great place to consider. My sister lives there, and you can have your choice of either Campbell or Appomattox County schools (well...depends on the property lines and how the county line runs...but many people technically live in both counties b/c the county line runs through their land). And CJ, except the majority of backroads, most of Appomattox County is fairly decent, including the Town of Appomattox. Just make sure you're living close to 460...and avoid the town of Pamplin like the plague (about 25-30 minutes from Lynchburg).

My favorite part of Appomattox County is Holiday Lake State Park: I think it's the closest state park to Lynchburg. Good place to picnic, camp, and hike, but I've never done very good fishing there. They also have boat & canoe rentals and a sandy beach area if you want to swim or just work on your tan. The hike around the lake is 6 miles.

I like Holiday Lake a lot. It's one of those places where when I go there I always leave saying "why don't we come here more often?" But for whatever reason we only go about once every couple of years. :dontgetit

Boys, Sly has been right on these posts. For value, look east. Not all of the building is happening in Bedford and Campbell County. Amherst and Appomattox are seeing their fair share of growth as well. I would stay out of the city, and steer clear of Bedford County if you're looking to save money. Appomattox is a bit of a drive, but you can find tons of growth and awesome prices in Concord, Madison Heights, or Amherst. Or head west to Evington or the Campbell County side of Forest. To be honest, the best deals I've ever seen are down near Brookneal, but that's way too far out. Most houses inside the city limits are not worth their price. And now would be an ideal time to buy, prices and rates are both down.

You have to remember, he said he'd be living in this house while going to school. That's why I suggested Campbell County around Lynchburg. A 30 minute drive to class everyday is terrible, and I wouldn't suggest it to anyone who doesn't have to do it.

I'd like to see you get from Wal-Mart to Applebee's in 10 minutes any day of the week at five. Forget Riverside, Wal-Mart to Candler's Mtn is almost impossible in that amount of time.
