Side note, I'm surprised how much I miss Maryland. I mainly miss how you can drive 90 minutes in either direction and have vastly different things to do/eat.

Yeah, I don't miss Maryland at all. I miss some of the people from the neighborhood, and a few coworkers, but that's it. I don't miss the traffic, the reports of murders every night on the news, the high taxes, the disrespectful neighborhood kids, the horrible drivers, etc...

Although you're in Texas, which is pretty flat and boring for the most part. I recommend trying to visit Greune and eating at Grist Mill, and going to New Braunfels. Those were my favorite towns in Texas.

Anyway, I appreciate the prayers. It is a lot, but God is good.

My neighborhood in Gambrills was great. Great friends and kids and never had any issues. We have had more issues here in less than a year than the 6 years we spent in Maryland. I always felt like we were insulated from the craziness of Baltimore and DC. I don't miss the DC traffic that's for sure. San Antonio has some cool things to visit but it's not what I expected at all and not in a good way. But alas, this is where the Air Force has me.

But I don't know where your townhouse is but you've talked me out if now. Good job 🤣

Much appreciated. The area we're in has been quiet so far, but most of the communites built were in the late 2000s/early 2010s and later, so now the troubles from Baltimore are filtering in.

In other news, pre-list inspection is done. Now time to get the contractors lined up for some fixing up before hitting the market.

Also, pray that we get the paperwork from our soil perc test soon, so we can start the process of getting building permits to add on to our house down here.

Apparently there's someone that's looking at it tomorrow (the day that it hits the market), and may make a great offer if we'll cancel the open houses scheduled for next weekend. Pray that:
1. It goes well and the offer is very good, and they have their ducks in a row
2. The HOA gives us no issues with selling
3. Closing happens quickly

Update: We have just accepted an offer. Thank you for praying that we get one, and it is a very good offer.
Now I ask for your prayers for:
1. The appraisal comes in at or above what they're offering
2. That the logistics with signing the closing documents will be able to be worked out as we are going to be in Europe on the closing date (our realtor knew this ahead of time, and she seems to think it won't be an issue)
3. No one falls victim to any computer hacks or scams
4. No issues with the HOA getting the resale package

Buyers are having the inspection done tomorrow. Pray it goes well, we've already spent a lot on getting it ready for the market.

Also, pray that it appraises at what they offered. They did go way above asking.

I kind of had a feeling something was off, but the buyers got cold feet and backed out. Basically, they offered way too much and had buyers remorse, and just "everything," about the inspection was used the excuse for them to back out. The Lord giveth, the Lord taketh away, blessed be the name of the Lord!

We're back on the market, potentially two more offers incoming. Pray we get something soon and that it goes smoothly. The HOA issued the resale package without issues, so that is a praise. Link is provided for anyone who knows anyone who might be looking in Maryland.

Oh bummer man. The good thing about the area is it's fairly transient, especially in the summer months, so finding buyers shouldn't be an issue.
