Guy at work has relatives in Detroit. He said they bought some really cheap houses to use as rentals and fixed them up. Within days windows were smashed and property destroyed. Ended up not being worth it to try to keep them up. I'm sure it's not like that in every neighborhood, but buyer beware.

Yep, as long as you do due diligence in scouting the neighborhoods, there's some amazing bargains to be found in Detroit. There's also a burgeoning startup and tech industry thanks to people like Dan Gilbert (Cleveland Cavaliers owner). I doubt we ever see Detroit return to what it once was but I could see a Pittsburgh like urban resurgence downtown.

If you are planning on living there, it is a great deal. But if you plan on renting anything out, good luck.
