If that house is on the James River, I bet that I have canoed by it.

I used to go on Lynchburg MLS and search for all the high-dollar homes in the various counties. There are some very nice estates, farms, B&B's around here that are available if you can afford it.

It is:
a) On the river
b) On a crap ton of land
and
c) Has six guest houses.
Taxes is on it yearly are nearly $10,000.
Just in general speaking, you're looking at probably $12-13 million alone for the land for that house.
If they get $150/sq ft (which they can easily justify and probably more) that's another $3 million.
Add in the six guest houses.
It has marble fireplaces, double oven, in ground and above ground pools, a hot tub, and tennis court.
$20 million is legit for that house.

Appomattox is like the only county around here that doesn't have that info online. You have to go to city hall, or whatever they have.

I don't think Bedford's is online either.

Dance used to own it...he made his money in computer chips....he sold it though....I'm unsure who bought it though
I think there's a Heli pad on there too

The house is on the river, and is best viewed from Galts Mill Rd. as it runs by the CSX tracks and the river, and it does have a heli pad. My father did a bit of work on one of the guest houses ~ 2 years ago and I'm going to ask him who owned it then.
Hey- maybe HMO's dad knows my dad!

Very possible
I'm good friends with a guy that has a pretty nice home across the river from him....I'll ask next time I'm with him...whoever it is fly's in and out of there from the Helipad all the time

If im being honest i don't think the MLS site can go over 9999 for taxes....i think its just a generic # typed in as the max allowed.

Let's assume that tax value is, I don't know, $17 million.
If it's in Appomatox County, taxes are $112,200 per year. (17,000,000/100 * .66)
If it's in the town of Appomatox, taxes are $25,500 per year. (17,000,000/100 * .15)

I think is taxed around 10-12

Even then, it's $79,000 in county and $18,000 in the city.

Is it in the town of Appomatox or the county?

I'm sure county...

Then if its tax value is $12,000,000 the annual taxes are $79,000.

I know a lady who works there. Don't know the family's name though. The staff are ticked, though, because the owner had told them he wasn't selling. Now they're all pretty much out of jobs when this thing closes.

Yeah when someone swoops in and offer 18-20 million....that could be a long time. Housing around here is sitting, so i dont' think a developer is going to jump on the property either.

Those types of properties are not commonplace. So for the really big-walleted investor this is actually a somewhat unusual opportunity. It likely will sit but the current housing market really shouldn't affect these big ticket properties much.
