LU given property on Fort Ave.

This location has been a sink-hole for just about every business that's been tried there (right across from IHOP). It'll be interesting to see what LU does with it.

Liberty University is now the owner of the former La Herradura restaurant located at 5515 Fort Ave. in Lynchburg, Va. The 4,812 square-foot building was a donation from longtime supporter and Board of Trustees member Sherwin Cook.

The building was owned by Shoney’s when Cook purchased it in 2001.

Liberty currently does not have an intended use for the building.

If we rented it out, what restaurant would want to go in that location right across from a very successful place like IHOP?

Isn't Shoney's the place that Dateline and 20/20 used to always send hidden cameras and catch employees scratching their crotches with the spoons and stuff back in the 90s?

Right across from IHOP...

RA hideout. Great place to post up and see kids that signed out to stay with their parents in Ohio , actually staying with a friend to play video games.

How about a very "successfull" Dennys.

My gut feeling is a Mellow Mushroom.

I'd also love a Denny's, I don't get why Lynchburg doesn't have one. But my hope is that an Andy's will venture into Virginia, preferably Lynchburg.

If my memory serves me right, Denny's is actually one of the many different franchises who have occupied this building over the years.

well you two, considering that IHOP is still there and there have been a number of places in the building we just got, they must have done something right.

Im not. IHOP has done well so how the old La Herradura property has done so poorly in basically the same area confounds me

businesses don't have to do well to stay open. they just have to do enough to stay open. to think that ihop should somehow intimidate a new business from going in across the street is laughable.

"hey man, i would love to put a _________ in that location"

"are you kidding me man? there is an ihop across the street...thats restauranteur suicide!"

this is a conversation that i would bet money has never occurred.

I dont think that its because theyd be intimidated by IHOP necessarily (and I would agree that the conversation you noted never occured), but if IHOP was able to do enough to stay open, it makes me wonder what all those restaurants that have been through that property across the street havent done. Cookout is doing well in what I think has been called a terrible location over on Wards Road. I will say that the lack of parking there is going to become an issue sooner rather than later, but so far they are making it work there. Im sure that if the right franchise took up that building by IHOP they could be successful too
