    2. Rivermont: :star :star - Give or take a star based on what end of Rivermont you plan to live on. Things can vary pretty wildly down there.
    3. Near Downtown (Federal Hill): - No. Don't do it. There's no good reason to live downtown unless you're in school or just flat broke.
    4. Central (Fort Hill/Perrymont etc.): :star :star :star - The Fort Hill area is enjoying a resurgence right now. Lots of young families are moving in and taking over the 50's neighborhoods. The state streets are especially popular right now.
    5. West: :star :star :star - This covers a lot of ground, but the neighborhoods out on Waterlick and the far end of Timberlake aren't too bad. Mostly 80's and 90's neighborhoods out there. Add a star in if you plan to live in Forest. Forest is nice.
    6. South: :star :star - There isn't much in the way of permanent housing around the south side of town that people are interested in anymore. Retail is taking over and housing will decline around those areas.
    7. Wyndhurst: :star :star :star :star - If you like planned communities, this is certainly where you want to be. It feels like a little small town. Beware of LU kids in the townhouses, though.
School Districts (listed HS for easiest descriptor):

I have no experience with the local schools yet, so I'll defer to those who do.

If you had the following budgets, where would you buy?
  • 1. $100k: Fort Hill
    2. $150k: Waterlick/West Timberlake
    3. $200k: Wyndhurst/Forest
    4. $250k: Carriage Grove in Rustburg
    5. Price is no object: By a plot of land in Rustburg before it skyrockets and build my own.
I've been living in Lynchburg post-college since 2002. I've been here since 1997, though.


I never really saw this before...he's spot on with pretty much everything he said....and Rustburg would be my choice as well...you can get a nice home with a lot of land VERY cheap...not to mention you're only 4-10 minutes from LU or Lynchburg

Maybe if that other burg would consider a name change, they'd get a more respectable class of residents. Where would you rather live, in a town called Forest or a town called Rustburg? Even Madison Heights sounds nice when you hear it for the first time, until you actually go there.

What area is best place to live?

1. City of Lynchburg- 5: taxes are high, but what I save in not having to drive 15 minutes to get anywhere makes up, schools are better, SIDEWALKS (I can also walk somewhere w/o getting run over), parks
2. Campbell County- 3: Schools decent and not in dire fiscal straits, run by hicks (in my opinion)
3. Bedford County- 2: too many nouveau riche, school system is a mess financially, roads that can't handle the traffic
4. Amherst County- 3: Beautiful land, decent schools
5. Appomattox County- 1: Just too dang far for my wallet (gas isn't getting cheaper)




Parts of Lynchburg/Subdivisions:

1. Boonsboro: 5
2. Rivermont: 3 (4 middle and upper, 2 lower)
3. Near Downtown: 2 (4 in the historic districts, but .5 outside them!)

Sorry be be so detailed, but I have lived in almost every area of the city; that makes it hard to narrow down. Right now I've got family in Timberlake, New London, Forest, and Bedford and we bicker about the pros and cons of our respective areas quite frequently.
I feel like I always win, especially when I can walk or drive no more than 4 minutes to do anything and my family members spend at least 10.00 a day in gas now that they are limiting their driving (2 cars each driving ~ 40 miles). Heck, I can ride my bike to work faster than any of my family can drive to their jobs!

SJ- The assessment on my house is a good bit different than the appraisal. By law, city assessors are not allowed into the home unless invited, so their assessment is based solely on the exterior, the original plans, and any building permits filed; my house, being 90 yrs. old, is very different on the inside than how it was originally built. I'd imagine that anyone with an older house might be saving a bit on their assessment versus one with a newly built house.

A few blocks from Riverside Park. Lived here for 6 years- have lived near Miller Park, in Diamond Hill, beside Peaksview Park, off of Waterlick Rd., and in Fort Hill. There are a few other places I've lived in town as a transient student, but not really worth mentioning! That kind of experience coupled with owning a few commercial properties in Mid-town, should make me a decent judge of the area!

Elon is not in Lynchburg but is probably 20 minutes away. You travel up 29 North through Madison Heights and turn left onto 130 near the Sheets. Elon is beautiful mountain country up there, but it's probably close to 30 minutes from LU's campus.

"Cider" is a drink made from apples. There is "sweet cider" and "hard cider." Since I'm on staff at LU, my cider is "sweet" (it was a nickname I got on a Baltimore Orioles message board because LU bans alcohol). And it has become my favorite drink of choice.

elon is beautiful but probably too far from town for most people. i live right near rustburg, there are some nice neighborhoods around. I would definitly check and see whats available in the rustburg area

Elon to VA Baptist- 15 min (via River Rd.)
Rustburg to VA Baptist- 20 min
Perrowville to VA Baptist- 20-25 min.

I guess it all is subjective; I don't work at LU so I have to base my ranking on where I go. If I worked at LU, my rankings would probably have to be changed a bit.

EC Glass is turning into an inner city school - which is fine, if you want crime to be sweeping through your school. I heard one school resource officer say that one week they had over 10 arrests at EC Glass alone. Meanwhile, the whole first semester they only had less than 10 arrests at Heritage.

I know a biology teacher there and he says every year they are continuously losing a bunch of top notch students to the private schools because the low class inner city kids who don't care about education are starting to become the dominant populous over there. It's actually gotten so bad there that he seriously considered leaving for VES so he could teach students that actually cared.

You can still get a good education there if you stick to the "smart" classes, but other than that it's not getting any better from what I have heard from this teacher.

But doesn't EC Glass also have the best fine arts progam in the city? Their auditorium for drama is so much nicer than anything we have on Liberty's campus for plays.

fine arts is all fine and dandy, but if you want to actually be able to live on your own (as opposed to with parents) and have a decent quality of living when you graduate from college, you don't do it through fine arts...

I'm sure that you could do a little research on local schools- if you did, I think that you would find that Glass turns out some outstanding students. The opportunities abound for any student who applies himself; some of my Bedford Co. customers in the Boonsboro area have put their HS students in the city schools for that reason.

I just bought a house off of Lindsay Street, towards the end. I am very happy there. The neighborhoods around old T Road are great for young couples or single people wanting to buy a house. But like they said before, DO NOT buy a house in the Mad Heights. Traffic is terrible and the place is starting to dry up.

I thought the State Streets and nearby off Fort seemed ripe for discovery. I was just driving around there two weeks ago and saw some nice houses for under $150K which is getting rare in town. I wish I had the time to deal with another house--I'd buy there now.

I agree, there are some real nice houses over there for a pretty good bargain. The neighborhood isn't that great though, and the traffic is pretty bad too. Lot sizes are also small (for this area).
