I dont think that its because theyd be intimidated by IHOP necessarily (and I would agree that the conversation you noted never occured), but if IHOP was able to do enough to stay open, it makes me wonder what all those restaurants that have been through that property across the street havent done. Cookout is doing well in what I think has been called a terrible location over on Wards Road. I will say that the lack of parking there is going to become an issue sooner rather than later, but so far they are making it work there. Im sure that if the right franchise took up that building by IHOP they could be successful too

They've only been open for three weeks. Still very early to tell if they will be successful.

I agree. the summer will tell a lot I think. The parking is going to become an issue wedged between Hibachi and the Car Wash but it will be interesting to see how they do long term

Not to derail the thread, but cookout will survive bc of it's strong drive through. A lot of Cookouts don't even have dining rooms, so parking really isn't that huge of a deal.

Cookout appeals to college students extremely more than the previous inhabitants of that building, and as someone who has been familiar with Cookout and their business model the majority of my life I would put my personal money behind that cookout location.
