So Im looking at buying a house over by the intersection of 12th st. and Garfield, and I know alot on this board know the lynchburg area pretty well, so I figured id see if the people here think its a safe area or not. it doesnt look like that bad of an area, theres just graffiti on the shed in the back yard and some sketch houses near it, just wanting to make sure its a safe enough area for a college student to be living in especially since it would be the house I would move into when i get married next spring.

If you are going to have neighbors then I'd prob keep looking....I'm not going to lie I dont know the exact area your talking about...I'll try to look at it today. I live off campbell Hwy which is down the road a few miles...I love it...but I also have land and dont have to deal with neighbors...the location doesnt get better being close to everything

Which side of 12th St? It's not the greatest neighborhood in either case, but the area between 5th and 12th with the "presidentially named"" streets is one of the rougher sections of the burg. This I know from very personal experience. In terms of drug trade, prostitution, and general sleaziness, it's much better than a few years ago, but if I had a family I would probably not live where I do.

also the house is on the corner or garfield and 13th. I was the highest bidder so its looking like im going to get it. I have no problem living in a bad neighborhood, I just dont want to be getting broken into or having my cars broken into or waking up to gun shots.

I live not too far from there (7th St.). Where you are is a better area than on the other side of 12th. 6 or 7 years ago if I went out at night I had to walk past one or more drug dealers to get to and from my car. I never see them any more. The whole area is much better than it used to be.

Are you set on this area? There are foreclosures taking place daily and in different areas...PM me if you'd like, I just got a townhouse today this way and couldnt be happier

well I am now. It was a house up for auction that I won. 5 bedroom house three floors, yadda yadda yadda, got it for $42,000. Ill be closing on it the 23rd of december.

I think being able to answer the question of WHY you got it so cheap should reveal a lot about the neighborhood. Then again, I'm only vaguely familiar with Lynchburg real estate. Sounds like you might be in the money though.

its just been vacant for a while and the guy needed to get rid of it. He said that with less than 10,000 invested in it it could easily be worthy double, but that could just be salesmen talk. But at the same time it seems sturdy and sound, and my family is good at bringing new life to homes and whatnot. If so many flamefaners live around that area, ive got a huge grill and its got a nice deck and back yard for some non-liberty approved activities involving bbq and **gars

See if you can get any comps in the area to see what the value is.

You're ahead of the game if you and family can rehab/remodel the house on your own.

Good luck. Hopefully the neighborhood is okay and/or ready to improve.

I was thinking you were in the market looking at MLS or something...if you bought this in a foreclosure then I'm sure you did well...I dont know the details but I'm sure the deed was paid down quite a bit judging by the BR's and sq footage and your coming in on the back end...you sound like you're in the money like AZ said

Well...let me know what the comp's are when you find out...also what the appraisal price of the house is after you have that done...I just hate the whole capital gains tax and having to hold onto them for a year minimum...oh well, pays off in the end if done right

I thought it was two years as well, but I had a guy (former LU Grad) who's one of the biggest real estate investors in Lynchburg walk me through this process and he says 1 year...maybe b/c it's an investment property rather than home? I'm not sure why, I can ask though.
